What we do

One company handling the whole arrangement

Our registered activity is the letting and operation of our own and leased real estate. In practice that means finding the right occupier, putting the paperwork on a proper footing, and then running the property week to week.

01

Residential lettings

Marketing, viewings, referencing and occupancy contracts for houses and flats, with deposits protected in an approved scheme.

02

Commercial property

Letting and operation of commercial units and workspace, including lease administration and rent collection.

03

Tenancy management

Rent collection, arrears handling, renewals, notices, inspections and a single point of contact for occupiers.

04

Maintenance co-ordination

Reactive repairs and planned works arranged with trusted contractors, with costs agreed before work starts.

05

Compliance & safety

Gas safety, electrical condition reports, EPCs, smoke and carbon monoxide alarms and registration obligations kept current.

How we work

From first conversation to a property that runs itself

Most problems in lettings come from things left vague at the start: who pays for what, how quickly repairs get dealt with, what happens at renewal. We put those in writing before anyone moves in.

  1. Initial discussionWe look at the property, the condition it is in and what you want from it — income, length of let, level of involvement.
  2. Written proposalA clear statement of the service, the fees, who is responsible for what, and what we expect the property to achieve.
  3. Preparing the propertySafety certificates, any works needed before marketing, and the documentation required before a let can begin.
  4. Finding the occupierMarketing, accompanied viewings, referencing and affordability checks, then the contract and inventory.
  5. Ongoing managementRent collected, repairs handled, inspections carried out, statements issued, and renewals dealt with in good time.
Who we work with

Owners, occupiers and the people in between

Private landlords

Owners of one or two properties who would rather not be the first call when a boiler fails on a Sunday.

Portfolio owners

Investors with several units who need consistent handling, clear reporting and compliance kept in order.

Tenants & occupiers

People looking for a well-run home or workspace, with repairs dealt with and a named contact who replies.

Commercial occupiers

Businesses needing space on terms that are set out plainly, without surprises at review or renewal.

Please note. Information on this website is general in nature and describes the services we offer. It is not legal, tax or financial advice, and it does not form a contract. The terms that apply to any particular property are those set out in the written agreement between us.

Tell us about your property

Send us the address, the type of property and what you are looking for. We will come back with the options and what each one would involve.
