Terms of Service
The terms on which you may use this website, and the general basis on which we provide our services. Separate written terms apply to any instruction you give us.

1. About these terms
This website is operated by TY ADREF LTD, a company registered in England and Wales under company number 11844703, with its registered office at Henstaff Court, Llantrisant Road, Groesfaen, Pontyclun, CF72 8NG. References to "we", "us" and "our" are to that company.
By using this website you accept these terms. If you do not accept them, please do not use the site.
2. The information on this site
The content of this website is provided for general information about our services. It is not advice — legal, financial, tax or otherwise — and should not be relied on as such. Nothing on this site is an offer capable of acceptance, and no contract comes into existence by your use of the site or by submitting the enquiry form.
Descriptions of statutory duties are summaries of our understanding of the law as at the date shown and may not reflect later changes or the particular circumstances of your property. You should take your own advice before acting.
3. Using the enquiry form
The enquiry form is for genuine enquiries about our services. You agree to provide accurate information and not to use the form to send unsolicited advertising, unlawful, offensive or malicious content. We may disregard, without reply, any submission that does not comply.
The form is not a channel for emergencies and is not monitored outside office hours. Where there is a risk to life or property, contact the relevant emergency service or utility provider first.
4. How services are agreed
- Our services are provided under a separate written agreement or terms of business, which set out the scope, the fees and the obligations of each party.
- No instruction is accepted, and no fee becomes payable, until that written agreement is in place.
- Any change to the agreed scope will be recorded in writing before it is carried out and may affect the fee.
- Where a spending limit for repairs is agreed, works below it may proceed without further reference to the owner; works above it will be quoted and referred for approval, except where immediate action is needed to protect safety or prevent further damage.
- Where we are instructed by a consumer, the cancellation rights conferred by the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 will be set out in the terms of business.
5. Regulated activity
Letting and management work in respect of residential property in Wales is regulated under Part 1 of the Housing (Wales) Act 2014. Where we carry out such work we are required to hold the applicable licence and to belong to an approved redress scheme. Details of our current licence and redress scheme membership are set out in our terms of business and are available on request.
6. Our responsibility to you
We do not exclude or limit our liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.
Subject to that, we are not liable for any loss arising from reliance on the general information published on this website, nor for any indirect or consequential loss arising from your use of it. Liability in respect of services we provide is addressed in the written agreement for those services.
We do not guarantee that this website will be available without interruption or free from error, and we may suspend or withdraw it at any time.
7. Intellectual property
The text, layout, design and code of this website are owned by or licensed to us and are protected by intellectual property law. You may view and print pages for your own use, but you may not reproduce, distribute or adapt them for any other purpose without our written permission.

8. Links to other sites
Where this site links to a third-party website, that link is provided for convenience only. We have no control over the content of those sites and accept no responsibility for them.
9. Complaints
If something has gone wrong, write to info@tyadref.online setting out the issue. We will acknowledge your complaint and provide a substantive response. Where the complaint concerns regulated letting or management work and you remain dissatisfied after our final response, you may refer it to the approved redress scheme of which we are a member; we will supply those details on request.
10. Data protection
Personal data submitted through this website is handled in accordance with our Privacy Policy.
11. Severability and variation
If any provision of these terms is found to be unenforceable, the remaining provisions continue in full effect. We may amend these terms from time to time; the version published here applies to your use of the site.
12. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute arising from them. If you are a consumer resident elsewhere in the United Kingdom, you may also bring proceedings in the courts of the part of the UK in which you live.
