Our services
What we take on, where our responsibility starts and stops, and what an owner or occupier can expect from each service.
Residential lettings
Bringing a home to market and placing the right occupier in it. We handle the process end to end so that the property is let on proper terms rather than on a handshake.
- Rental valuation and advice on realistic achievable rent
- Photography, listing and advertising of the property
- Accompanied viewings and feedback to the owner
- Referencing, affordability and right-to-rent checks
- Written occupation contract, inventory and schedule of condition
- Deposit taken and protected in a government-approved scheme
Commercial property
Letting and operating commercial units, offices and workspace, with lease terms set out plainly at the start so that neither side is surprised at review.
- Marketing of vacant units to prospective occupiers
- Negotiation of heads of terms with the owner's instructions
- Lease administration, rent demands and collection
- Service charge administration where one applies
- Management of rent reviews, break dates and renewals
Tenancy and property management
The ongoing running of a let property. This is the part that takes the most time if an owner does it alone, and it is where most disputes are avoided or created.
- Rent collection, monthly statements and arrears follow-up
- A named point of contact for occupiers
- Periodic inspections with written reports to the owner
- Renewals, rent reviews and correctly served notices
- Check-out, deposit reconciliation and return
Maintenance co-ordination
Repairs organised through contractors we have used before, with a spending limit agreed in advance so routine jobs are not held up and larger works are never a surprise.
- Reporting channel for occupiers and triage of urgency
- Quotes obtained for works above the agreed limit
- Access arranged and work checked on completion
- Planned and seasonal maintenance where instructed
- Records kept of works carried out at each property
Compliance and safety
Letting property in Wales carries a long list of statutory duties. We track the ones that apply to each property and flag renewals before they lapse.
- Gas safety records and annual renewal
- Electrical installation condition reports
- Energy Performance Certificates
- Smoke and carbon monoxide alarm requirements
- Deposit protection and prescribed information
- Written records to evidence that duties have been met
Portfolio oversight
For owners with several units, a single view of the whole portfolio instead of a separate conversation for every address.
- Consolidated reporting across properties
- Void tracking and re-letting planning
- Review of rents against the local market
- Forward schedule of compliance renewal dates
Fees and terms. Our fees depend on the service selected and the property concerned. They are set out in a written proposal before any work begins, and no charge arises until that proposal is accepted. Nothing on this page forms part of a contract.
